As a property owner in Windmill Ranch, we all have a responsibility to adhere to the restrictions listed in the Covenants. Our Restrictions Control Committee is under the direction of Wayne Jones, 941-704-8292, and his committee members. Members of the committee check for violations regulary and presents to our WMR HOA Board of Directors to recommend further action as may be appropriate.
We hope that all property owners will cooperate with this procedure. As property owners, we have all made an investment in our community, and restriction control is an extremely important aspect of protecting and growing our investment. As such, we ask that all property owners be good neighbors and keep your property within the guidelines of the restrictions and covenants. Our goal is to protect the integrity of our neighborhood in harmony. Property values will grow with attractive appearance maintained by all our members.

If you need a remote for the front gate, contact Richard Grauerholz or Mack Magill.
Contact Mack to give you a code to use for the gate. It is important to not give your code out to vendors or service providers, we can provide short term codes for your use if you have a project on your property. The Board ask that vendors or service providers stop at the key pad and call the homeowner to open the gate by pushing 6 from their home phone.

Windmill Ranch Homeowners Association is a self-managed organization by our dedicated group of volunteers who are all residents and property owners. If you wish to help with any aspect of the HOA, please contact us.
If you are planning to build a new home on a lot, or make additions or modifications to an existing property, you must submit an ACC application to Grauerholz, ACC Director with the Windmill Ranch HOA. The ACC Director will review and submit the application to the Architectural Control Committee who will then present to the Board for consideration. To protect the architectural integrity of our community, it's imperative that all property owners are knowledgeable of the Architectural Design Policies listed in the Covenants.
